For a stay of one month or more, search in two markets at the same time: furnished extended-stay accommodation and ordinary local residential rentals. They solve different problems and often use different terms.

What direct leases may ask for

Do not assume every landlord uses the same requirements. Current San Cristóbal listings show different combinations, including:

  • a security deposit (depósito en garantía);
  • a minimum contract, often longer than a tourist stay;
  • an aval or guarantor;
  • proof of income and address;
  • a póliza de arrendamiento or other lease-screening process;
  • first rent payment plus the deposit before move-in.

Compare the total monthly cost

The headline rent is not enough. Current local listings show both models: some include utilities such as water, electricity or internet, while others place those services entirely on the tenant.

Confirm in writing:

  • monthly rent and due date;
  • deposit amount and refund conditions;
  • water, electricity, gas, internet and maintenance: included or separate;
  • furniture and appliances actually included;
  • minimum term and notice required to leave;
  • pet rules;
  • parking if relevant;
  • who handles repairs;
  • exact move-in condition of the unit.

Check the apartment itself, not only the listing

San Cristóbal’s climate and building stock make a few details especially worth checking in person or by live video:

  • natural light and whether the room feels damp or cold;
  • hot-water setup;
  • how water is supplied and stored at the property;
  • kitchen equipment;
  • laundry access;
  • mobile signal and internet inside the exact room;
  • street noise at the hours when you will actually be home.

Do not send a deposit just to “hold” an unseen rental

Mexico’s SSPC and Guardia Nacional have recently warned about fake rental ads, especially listings that move the conversation to messaging apps and request an advance payment before the property and landlord are verified.

Before sending money for a direct rental:

  1. visit the property, or request a live video walkthrough if you cannot visit;
  2. verify the identity of the landlord or agent;
  3. confirm that the person offering the property is authorized to rent it;
  4. read the rental agreement and make sure rent, deposit, term, services and cancellation/notice terms are written down;
  5. use a traceable payment method and keep the receipt.

A social-media profile, copied ID or PDF contract by itself is not proof that the person controls the property.

A practical search sequence

For a first long stay, a low-risk approach is:

1. Book a short initial stay.

3. Visit several direct-rental options in person.
4. Compare total monthly cost and requirements, not just rent.
